GREENHILL FARM COTTAGE ….

Rarely available to the market and an ideal purchase for those with an equestrian background, is this stone built semi-detached family home, far larger than its outer appearance may seem and enjoying a semi-rural position within Kilton Lane, directly between Kiltonthorpe and to the north east of Lingdale Village.

Built in 1850 the property sits on a good sized plot set back from Kilton Lane with wrought iron large double gates access leading to the main gardens to the front of the property incorporating established planting, decorative lighting, impressive imprint driveway parking for 6/8 cars, a detached block of three stables with water, power and lighting, tack room with hay-loft above, attached garage to the side of the property (re-roofed in 2022) gated hard standing providing parking for a horse box or trailer, beyond which is a small rear garden with planting, pathway and ornamental pond. Leading from the main entrance gate and to the South side of the plot, is a gated access with walkway and side garden leading up to an all weather surface equestrian outdoor area.

The property offers larger family sized accommodation throughout and retains some period features including high ceilings and panelled walls with the welcome addition of a full size Attic Room to the top floor via a fixed staircase having four Velux windows offering breath taking panoramic coastal and countryside views, coupled with the equestrian potential that this property retains, we are pretty sure this family home won’t be around for long!

The house has recently been repointed to the front in traditional lime, re-roofed to the garage and comprises; Entrance Porch, Reception Hallway with panelled walls, Living Room to the front leading into a separate Dining Room, fitted Kitchen in medium Oak leading to a rear Sun Lounge at ground floor level, together with three first floor Bedrooms with panoramic views and a family Bathroom/wc combined with shower. To the top floor (via a fixed staircase) if a full width Attic Room offering an ideal space for storage, home office or playroom – with absolutely outstanding views.

Kilton Lane runs between Lingdale and Kiltonthorpe within East Cleveland to the east of Guisborough and south of Saltburn. Lingdale provides a Primary School, local shops serving day to day needs, sub-Post Office and regular bus service. The market town of Guisborough has a wider range of amenities including the Laurence Jackson Comprehensive school and the Prior Pursglove sixth form college. The beautiful countryside offered by the North York Moors National Park is only minutes away by car and the coastline of Saltburn by the Sea and Skinningrove are only a five minute drive by car. Whitby and Staithes are also close by and you can enjoy their historic amenities – which are only twenty minutes by car.

Having an equestrian base within your own home and grounds to stable your horses really is very rare in itself within our area and we expect a high volume of interest. Therefore our client has requested that viewings are carried out to those only in a PROCEEDABLE position please (nothing to sell, under offer, sold etc).

** We have been informed by the Vendor that there is the potential to lease the neighbouring paddock by separate negotiation through the land owner. **
