What is the rental process?
Find a property that suits your requirements, arrange a viewing and request an application form to submit if you are interested. Our team will complete referencing checks (including AML, Sanctions and PEP checks) and once passed, you’ll receive confirmation by us followed by submission of an Assured Shorthold Tenancy Agreement (AST). You will then arrange your deposit and pay your first rental payment.
What reference will we ask for?
In all cases, we will ask for your address history to search via a credit reference agency. If you are renting, we will approach your current landlord or agent and obtain a written reference from your employer. If you are self-employed, we will ask for your accountant’s details and/or recent accounts. We have special provisions in place for overseas tenants. How much is a tenancy deposit?
A deposit is usually around five weeks’ rent. However, we do offer our No Deposit option, which allows you to rent a property without the large upfront cost. If you are interested, do not hesitate to contact us.
Who pays the council tax and bills?
All utility bills are your responsibility unless specified otherwise in the Tenancy Agreement. Upon moving in, you must set up your accounts with your chosen suppliers. You must also close those accounts at the end of your tenancy.
